Two friends were commiserating about shitty leases. Fueled by anger and alcohol, they built this website to help their fellow humans — especially people who are less savvy with AI — get a better understanding of what is in the lease they are signing.

What it does

You upload a Colorado residential lease. It reads each clause and shows how far it sits from our reference lease — a model of an ordinary, fair Colorado lease. Where a clause looks like it conflicts with Colorado law, it says so and points to the statute.

What it isn't

• It is not a lawyer, and nothing here is legal advice.
• It does not tell you whether to sign, or how to negotiate.
• It is Colorado only. Lease law is different in every state, so we don't pretend to cover the others.

What happens to your lease

Your lease is read once to write your report, then it is gone. We don't store it. We keep only a handful of anonymous numbers — things like how many days a deposit takes to come back — so the reference lease stays close to what Colorado leases actually say.
